Warm Brook Farm is a lovingly restored 1792 Vermont farmhouse on three scenic acres in Arlington — framed by the Green and Taconic Mountains. The property is celebrated for its award-winning perennial and cut flower gardens, serene koi ponds, and a landscape that changes beautifully with every season.
With 35 years of combined event planning experience, the team behind Warm Brook Farm specializes in curating exceptional events from planning through execution — intimate celebrations where every guest has a seat at the table, every detail is felt, and the setting does most of the work.

Walk-Through Required Before Booking
Every event — elopements, weddings, and retreats — begins with a walk-through of the property before booking is confirmed. Your day matters deeply to us. The walk-through is how we make sure every detail, every space, and every expectation is perfectly aligned before your experience begins.
Guest Maximums Are Firm
All events have set guest maximums in accordance with Vermont regulations. These are firm. Certain events may be discussed on a case-by-case basis — reach out directly.
Portable Restrooms Required for Weddings
Vermont septic regulations require portable restrooms for all wedding events. We are happy to recommend providers. Elopements are exempt.
Outside Vendors Welcome — With Confirmation
Your preferred caterer, florist, photographer, rental company, and more are all welcome. All outside vendors must be confirmed in advance. This is an intimate property — vendor space is limited and logistics are coordinated carefully.
Parking Is Limited
The property has limited parking. We work with every couple to plan guest transportation and parking logistics well in advance.
Lodging Minimums
Elopements require a 2-night minimum stay. Weddings require a 3-night minimum. Workshops and retreats are handled case by case. Midweek bookings may differ — inquire directly.
Event Insurance — Weddings Only
Weddings require a liability insurance policy. We walk you through the process — typical cost is $150–$300. Elopements are exempt.
An Owner Is Onsite for Weddings
An owner is present on-site throughout all wedding events — from setup through the final toast. Elopements are private and self-directed.
50% Deposit to Hold Your Date
A 50% deposit is required to reserve your event date. Your date is not held until the deposit is received. A fully refundable damage deposit is also required and returned promptly following the event.
